It isn't often that I get the opportunity to list condos where some quick and easy sweat equity will result in a fantastic purchase for one buyer. This condo fits that mold perfect as it does need work yet the work it needs is easy as can be.

So what does this condo need?
To make this condo incredible, you need four things.
Interior paint
Flooring
Kitchen cabinets/counters
Appliances
Let's fix some flooring!
You can see from the picture above that the carpet needs to be replaced. That's a quick and easy job for any local flooring store. Or, order flooring from a distributor in Miami that our real estate team loves and hire a local installer. Tile used to be the standard go-to flooring for a renovation like this but I would prefer luxury vinyl plank. I would run it horizontally so the hall doesn't look like a bowling alley and it woudl make this condo look amazing.

Buy an appliance package to save on the total cost.
The kitchen has older appliances that function but should really be replaced. This is the easiest part of the entire remodel. I would simply buy a nice appliance package from one of the hardware stores and call it a day. Home Depot has this GE appliance package for $2,811 with delivery included.
Order some cabinets and counters (save by doing this separately)
Next, the counters are another easy call to make. There are plenty of local cabinet builders, hardware stores, etc. that have both the cabinets and the granite or quartz you need. If I were renovating this condo, I would buy cabinets from a local hardware store but buy the counters from Rock Solid. They will give you the stainless steel sink free with your counter purchase so everything is covered.
It's time to freshen up those walls with new paint
We've knocked out the kitchen and flooring in a few easy steps. Now we need those walls painted to finish this condo a fresh new look.

Quick tip: Take advantage of preselected Sherwin Williams paint palettes
I've always been a fan of Sherwin Williams paint and one of my favorite things about them is that they publish "color collections" that include various palettes that are ready to go and far prettier than I could pick on my own! Select a palette and pick up some paint! There are a lot of great painters to hire or you could put a bit of sweat equity in and save a few thousand dollars.
With professional guidance on paint colors, you may want to consider an accent wall. The back wall by the sliding glass doors would make a great candidate or the far wall of the master bedroom. I'm not a big fan of dark accent walls but a light, coastal blue would look incredible.
That's It! Now it's time to see this condo in person.
