9 Important Questions to Ask When Buying a House
Are there termites in the home?
These little insects from hell can cause incredible damage to a home. Fortunately, you can get a termite inspection during your inspection period or even better, the seller discloses it on the Seller's Disclosure Statement.
Has there been any water intrusion?
Water and mold go hand-in-hand in Southwest Florida so it's important to look for signs of water intrusion when viewing homes.
Is the electrical up to snuff?
Owners will quite often make improvements to the home that involve electrical. Without a permit, those "improvements" can become a problem or even a fire hazard.
Can I get copies of the water and electric bills?
Absolutely! Buyers rarely ask for copies of the bills but that is something your Realtor® can get for you. It is no trouble so please ask to see them!
Have there been issues with any of the neighbors?
Inquiring about any problematic neighbor relations can help you understand the neighborhood dynamics and potential challenges you may face.
Were the renovations completed with permits?
Are copies of those permits available? Have the permits been closed? Ensuring that renovations were done legally and with proper permits helps avoid future legal and structural complications.
Is anything in the house rented?
Knowing if any part of the property is rented, such as a basement apartment, can affect your plans and potentially introduce additional considerations. This should be listed in the MLS but sometimes it "slips" the mind of the listing agent. Our team recently had a situation where a duplex was sold and it was occupied on one side by tenants. That wasn't disclosed early enough and created a problem we had to solve.
Are the pipes polybutylene?
Polybutylene is a type of plumbing that was used frequently in the 1990's here in Southwest Florida. These pipes have been prone to leaks and many homes with polybutylene end up getting fully repiped! This is one expensive fix so make sure you know that the plumbing does not contain polybutylene before you write that offer.
Is there anything else about the house we should know?
This open-ended question gives the seller or real estate agent an opportunity to disclose any relevant information that hasn't been covered in previous questions.
Remember, it's essential to get these answers in writing and have a professional home inspection to ensure a comprehensive understanding of the property's condition before making a final decision.
