I'm not a betting man but I would guess, without running the stats, that the Capri model in Village Walk (and other DiVosta communities) is the most popular in the neighborhood. Buyers love the Capri so let's chat about what makes that floor plan so special. Here are the basics:

What makes the Capri Model so sought-after?
I think there are a number of factors. I've sold these more than once and it often comes down to size, layout and amenities.
The 2+Den is the perfect size for those that have visitors coming to town and needing the extra room. And, the guest bedroom sits on the opposite side of the home from the master which gives it a very private feeling. Also, 1,540 square feet under air means everyone can spread out--you're not cooped up in the same room!
Another benefit of the Capri is the 2-car garage. It can be tough to find an attached garage at this price point. The garage is so useful for storage (sorry, no basements here) or to keep a car looking great.
Lastly, let's face it. The --Walk communities have some of the best amenities around! DiVosta Homes built the Walk communities (Island Walk, Village Walk, Verona Walk and Village Walk of Bonita Springs) to be amenity-rich. You can walk or ride a bike to the "town center" and you're going to find yourself surrounded with great things to do. Outside there is a very large resort-style swimming pool, 2 lap pools, 6 tennis courts, 3 dedicated pickleball courts, bocce ball and miles of sidewalk to jog or walk. If it rains, head inside for a haircut at the on-site salon or grab your mail from the post office while you're there. You can always grab a book in their library, attend an event or club in the card room, sweat a bit in the well-equipped fitness center.

When were the Capri homes in Village Walk built?
Village Walk was built between 1995 and 1997.

I thought you'd never ask! 4577 Pasadena Court is currently listed at $560,000. There are HOA fees of $1,723 per quarter.
Where is Village Walk within Naples?
This is one of the biggest reasons why I think Village Walk has exceptional value. The community is located west of I-75 and near the intersection of Vanderbilt Beach Road and Livingston Road. I-75 is a very quick trip to the north and, more importantly, the beach is due west. Vanderbilt Beach Road literally dead-ends at the Gulf of America. Don't believe me? Take a look at the map!

What's great about the lanai at 4577 Pasadena Court?
There are two very distinct sections of the lanai at 4577 Pasadena Court. When you first step out of the home and onto the lanai, you'll be standing in a large, fully covered area. People will often hang a TV on the wall to the right and put out a casual sofa or even an outdoor dining table with chairs. You can imagine how great this space is when you're enjoying it in those cool, winter months.
Just past the covered area is the beautiful swimming pool. I love that there are privacy walls on either side and the lake to the rear to provide that secluded feeling while enjoying that crystal clear water.
If you do the cooking, you'll love the kitchen in this Capri.
The seller replaced the full set of appliances with all new stainless steel LG appliances just a couple of years ago. The seller also added the granite counters giving the kitchen a modern feeling. I do the cooking in my household so I'm always evaluating kitchens as I take buyers on tours. What I love about this kitchen is that there is a lot of counter space but you don't have anything in the way that separates you from the family room. There's also a breakfast bar where people could sit on stools. In other words, you'll be able to hold a conversation with those waiting for you to finish cooking ("Dad, how much longer?" is what I hear) or see the TV on the back wall of the family room. There's also plenty of cabinetry and features a pantry cabinet (not pictured below).

What did I fail to write about?
A lot. I could have discussed the beautiful town center and all of the amenities in detail. I should have mentioned that the community is gated and the gatehouse is occupied 24 hours a day, 365 days a year with a guard. It would have been great to tell you about all of the restaurants and shops very close by. Plus, I didn't bring up the other rooms of the house like the master bedroom, both bathrooms with their brand new tiled showers and custom mirrors, or the guest bedroom. Did you know there's a completely separate room for laundry? I bet not because I didn't bring it up.
