This week, Laney and I met a great couple and listed their condo in Naples Sandpiper Bay Club for sale. We toured the condo and when we got into the car to leave we both agreed that this was one really cool listing. The condo is beautifully updated and has some really special characteristics that make it unique and special.
The Location of Naples Sandpiper Bay Club
This is a really cool neighborhood as it's truly tucked away yet just minutes to downtown Naples, 5th Avenue South or the east trail. You can head south on Palm Street or Sandpiper Street to access it. Plus, it sits right on Haldeman Creek with boat slips for purchase or lease (when available). Imagine that--you have a great condo and you can walk right to your boat with Gulf access! Plus, this unit did not flood in the hurricane! I told you this unit was special!
A Condo Without Neighbors
3031 Sandpiper Bay Circle #F106 is unique for another great reason--you have no neighbors on either side of you! The way the building is designed, there's a breezeway to the left and the end of the building to the right. The only neighbors that you would potentially have are upstairs... very cool.

When we go on listing appointments, we never really know what to expect. The property could be original or it could be fully updated. In this case, this unit has been fully updated and done very well. Here are some of the highlights.
New flooring throughout the condo
Throughout the living areas and bedrooms is new luxury vinyl plank flooring in a really nice color that goes perfectly with the neutral paint on the walls. It's really good quality flooring too--no sponginess or that feeling that you're walking on cardboard. Then, the bathrooms both have new tile that goes really well with the vanities and tiled shower.
An updated kitchen you will love
Look at all of that cabinetry for storage! Also, it is cut off in the picture below but there is a full pantry as well. The stainless steel appliances are only a few years old and the upper cabinets are new. There is a breakfast bar in front of the sink with stools too. Plus, everything just flows perfectly because of the color palette chosen. The white counters, neutral granite counters and the beautiful color on the walls just makes this one feel like home. My wife and I were very impressed with what they have done.
Beautiful plantation shutters throughout the condo
That's right! Every window. There are even plantation shutters on the sliders that lead to the lanai! It's funny because they'll end up staying open most of the time as the condo is very private and secluded. But, they add a great touch to the already beautiful unit.
A fully remodeled master bathroom
The master bathroom has been redesigned with a brand new vanity, fixture, mirror and a all new tile shower with glass enclosure. I really like how there is a vanity separate from the room the shower is in to make it easier for two people to get ready simultaneously.
Laundry, storage and even more storage
When I show condos to prospective buyers, I always want to be honest and help them choose one that works for their lifestyle. Often, I'll see that a particular condo doesn't have good storage and so I'll ask the buyer, "Where will you put your vacuum?" The buyer will look around and realize that there isn't any storage. That's not the case here! This unit has a full laundry room with a brand new LG washer and dryer! There is cabinetry on the right that keeps your belongings hidden yet organized.
Hurricane protection couldn't be easier
When it comes time to protect yourself and your condo from an incoming hurricane, you'll be pleased to know that there are electric shutters on the lanai and roll down shutters elsewhere. You're really appreciate that feature when the time comes to use it!
While we're at it, have a look at that view! There's nothing behind the unit except a quiet wooded area and some palm trees! It's a great place to enjoy a book or put a table there for outdoor dining.
