2026 Guide to the Florida Hometown Heroes Program: Down Payment Assistance

For most first-time buyers, the monthly payment isn't what keeps them from purchasing a home—it's the cash to close (down payment, closing costs, etc.). Florida is hoping to solve that problem for you with the Hometown Heroes Program!

Let's talk about what the program is, who qualifies, how much you can receive, and how to be ready.

What is the Florida Hometown Heroes Program?

The Florida Housing Finance Corporation runs this excellent program, providing down payment and closing cost assistance to income-qualified, first-time buyers. All 67 Florida counties are eligible.

The assistance comes as a 0% interest second mortgage that is only paid off when you sell your home, refinance, or no longer occupy the property as your primary residence. There are no monthly payments on this assistance loan! When it is eventually paid back, the money goes right back into the fund to help another borrower with their housing needs.

Why You Must Apply Early

This is extremely important: the program is funded with a set pool of money, and reservations are first-come, first-served. Once the funds run out, the program pauses lending. In 2023, the funds ran out in under three weeks, and in 2024, they lasted just five weeks. You must get pre-approved and be ready to reserve your funds early!

Who is Eligible for the Hometown Heroes Program?

Officially named the "Florida Hometown Heroes Housing Program," the 2026 fund will open for reservations on July 13th, 2026, for a specific list of over 50 eligible occupations.

First responders, teachers, military personnel, healthcare workers, and many other public service professionals are eligible. Other key requirements include:

* Employment: You must work full-time (35+ hours per week) for a Florida-based employer in an eligible profession. (For couples, only one person has to meet the occupation requirement.) Note: Veterans and active-duty military are exempt from the Florida-based employer rule.

* First-Time Buyer: You must be a first-time buyer, meaning you haven't owned a primary residence in the past three years. Veterans are exempt from this requirement.

* Credit Score: Minimum FICO credit score of 640.

* Income Limits: Total household income limits apply and vary by county.

How Much Assistance is Available?

This is an incredibly generous program. Borrowers receive up to 5% of their first mortgage loan amount to use toward their down payment and closing costs.

The assistance is capped at a maximum of $35,000, but there is also a minimum floor of $10,000. That floor is vital because a buyer purchasing a home for $150,000 would normally get less than $10,000 under the 5% rule, but the floor guarantees they receive the full $10,000.

A Real-World Numbers Example

If a buyer purchases a $350,000 property, their first mortgage might be around $332,500. Under the program, 5% of that loan amount equals over $16,000 in financial assistance applied directly to their closing statement!

As mentioned, there are income caps based on the county. For example, a Collier County household must earn less than $170,400, while a Lee County household is capped at $153,300.

How to Apply for Florida Hometown Heroes

Take these steps now to raise your chances of being one of the lucky Floridians to secure funding before it runs out:

1. Get Pre-Approved: Work with a participating lender who knows the ins and outs of this program. Contact me for a trusted recommendation.

2. Gather Your Documents: You will need pay stubs, W-2s, tax returns, bank statements, and verification of employment.

3. Take the Required Course: You must complete a HUD-approved homebuyer education course (it's quick and easy). Veterans using a VA loan are exempt.
