Golf Non Equity

A. The Board may impose reasonable restrictions upon how and where pets may be permitted upon the common elements in accordance with the Declaration of Condominium.

B. The owner of each unit may keep either a cat or dog, not to exceed 50 pounds in weight, or two (2) dogs not to exceed twenty-five (25) pounds each, of a normal domesticated household type, except that no pit bull or rottweiler breeds or mixes shall be allowed. Unit owners with pets in excess of these rules as of the date of adoption of these rules shall be "grandfathered" with respect to such existing pets and may keep such existing pets by registering all pets with the Association within 30 days from the date the Board of Directors approves adoption of these rules and regulations but may not acquire any additional or replacement pets except in compliance with these rules. Pet registration is required for all pets. Contact property management for a pet registration form.

C. No pets shall be allowed on Common Areas except to the extent permitted by the Declaration of Condominium; pets shall be allowed only if carried or on a leash while on Condominium property. Pet owners must clean up after their pets. No pets are permitted in the pool area or clubhouse.

D. No pets of any kind are permitted in leased units.

No less than a 30-day rental / No more than 3 rentals per year / 12- month maximum rental. Board of Director approval is required for all leases, including lease renewals.

A. All requirements of the Vista Pointe Condominium Declaration must be followed for all sales and leases of units. See Sections 13 and 14 of the Condominium Declaration. Please review those requirements prior to commencing the sales or leasing process. Unit owners should contact the Association's property manager to obtain a detailed description of the requirements for proposed sales or leases.

B. Unit owners wishing to sell or lease their unit must first notify both property management and the Board of Directors or Board of Directors' appointed committee chairman, satisfying both fee and approval requirements.

C. Accredited written background checks and credit reports for all potential renters' and/or buyers' applications are required to be submitted for Board of Directors approval.

D. No one but the lessee, his or her guests, his or her family members within the first degree of relationship by blood, adoption or marriage, and their spouses and guests may occupy the unit. The total number of overnight occupants of a leased unit is limited to two (2) persons per bedroom.

E. If a lessee absents himself from the unit for any period of time during the lease term, his or her family within the first degree of relationship already in residence may continue to occupy the unit and may have house guests subject to all the restrictions in the Condominium Declaration and in Paragraph 7D above. If the lessee and all of the family members mentioned in the foregoing sentence are absent, no other person may occupy the unit.
