• The ability to keep a pet is a privilege, not a right. A pet may not be aggressive or an annoyance to anyone. The Board of Directors is empowered to order and enforce the removal of any pet which becomes a reasonable source of annoyance. The expense of any removal process will be borne by the pet's unit owner. The pet owner shall indemnify the association and hold it harmless against any loss or liability.

• Either one pet not to exceed 65 pounds or 2 pets not to exceed 30 pounds each, of a normal domesticated household type (e.g., dogs and cats) may be kept in a unit.

• Pets must always be leashed or carried when outside of the unit and on any part of the condominium property.

• No pets are permitted in the recreation facilities.

• Each pet owner shall be responsible for the proper removal and disposal of their pet's body waste and is responsible for keeping the pet from bothering neighbors.

• All pets must have proper medical immunizations according to Florida law.

• Pets may not be left unattended, leashed or enclosed on the lanai's or in garages.

• Lessees and Guests are not permitted to keep a pet in a unit.

• No reptiles, rodents, amphibians, poultry or livestock may be kept in a condominium.

• No pet may be kept, bred or raised for commercial purposes

• All leases of units must be to a natural person (not to an artificial entity such as a corporation, partnership or limited liability company) and in writing using the Lease Application.

• Owners must submit to Vintage Reserve's management company 30 days prior to the start of the lease and the Board of Directors will have 20 days to review and approve or disapprove the lease application.

• The owner must provide a copy of the Condominium Documents to the lessee, and the lessee must adhere to all of the Condominium Documents. The Board of Directors has the authority to terminate any lease and evict the lessee and his or her family members, occupants, invitees and guests without securing consent to such eviction from the owner, for noncompliance with the Condominium Documents.

• Subleasing and assignment of leases are not permitted.

• No unit may be leased for more than three (3) times in any calendar year with the minimum lease being 30 days. The first day of occupancy under the lease shall determine in which year the lease occurs. Charitable donations of the use of the unit by the owner must comply with the leasing rules and regulations. Pets are not allowed in leased units.

• If a lessee (and any family authorized to occupy the unit with the lessee who is already in residence) leave before the lease period expires, the unit may not be leased to another party or occupied by any other person until after the original lease period expires.

• Any person, including family members, who will occupy a unit for an extended stay exceeding sixty (60) days within a calendar year, must complete and submit a Lease Application for Board approval prior to the commencement of the stay. This requirement ensures compliance with Section 12.A of the Declaration and allows the Association to maintain accurate records of all occupants within the community.

• The unit owner is responsible for the lessee and for any damage to the common elements caused by the lessee or occupants, their guests or invites.

• The Association is authorized as an agent for the purpose of, and with the Authority to terminate any such occupancy agreement in the event of a violation by the tenant or occupant of the Condominium Documents.
