1. Visiting family members, guests, tenants, or renters, are not permitted to keep pets in the Condominium building. The Board of Directors has the sole discretion to approve pets owned by a manager of the Trieste who is living on-site.

2. One dog, or two cats and no more than 2 birds, tropical fish, and other customary non-exotic pets, that are quiet and inoffensive household pets, not being kept or raised for commercial purposes, shall be permitted. (Snakes and lizards shall be considered exotic and are prohibited). Aggressive breeds will not be allowed on the Condominium property, unless approved by the Board of Directors on a caseby-case basis.

3. It shall be the owner’s responsibility to ensure their pet(s) are friendly, obedient, and well-groomed. All pets shall be registered and approved by management yearly, by January 30th, and be properly inoculated as required by law.

4. Pets shall be brought outdoors through the garage. Only one pet at a time (unless a member of the same family), is allowed on any Elevator. Pets shall be leashed or properly restrained. Whenever possible, transporting of pets via the service elevators is requested, as a courtesy to owners who may have allergies or a fear of dogs. The Core 2 resident elevator is an exception when accessing the main floor, as there is no main floor access using the service elevator.

5. Pets shall be taken to the fenced “Dog Walk” area for relief, as designated on the Condominium Property. At no time, shall pets be taken to the front entrance landscaped areas for this purpose. While using the Dog Walk, owners shall be aware of any noise created by them, which could be disruptive to the quiet enjoyment of owners in condominiums near the area, i.e., barking, ball throwing, whistling or loud calls to their pet. The Dog Walk shall not be considered a social gathering area. When in use by more than one owner, talking and laughing shall be kept to a minimum, out of consideration to nearby units. The “Dog Walk” shall be maintained by management daily.

6. Solid waste made by pets must be removed by owners or handlers immediately and disposed of in appropriate receptacles, as designated by the Board of Directors to accommodate the reasonable requirements of owners who keep pets. At no time, shall pet waste be disposed of in Common Elements trash (chutes or otherwise).

7. No pets shall be permitted in the pool area, leashed, or unleashed.

8. Elsewhere on the Common Elements and Bay Colony common property, pets shall be carried or wheeled, or under hand-held leash no longer than 6 feet, and attended by a responsible person.

9. Pets are not allowed on any carpeted areas of the main floor Common areas.

10. The keeping of pets on the Condominium Property is a privilege, not a right. No pet shall become a nuisance, and any pet that is dangerous or aggressive, makes objectionable noise, constitutes an inconvenience to the owners, or cannot be controlled by the owner, will not be permitted to be kept on the Condominium property. If the Board of Directors determines, in its sole discretion, that a pet has become a nuisance, is dangerous or aggressive, makes objectionable noise, constitutes an inconvenience to the owners, or cannot be controlled by the owner, the Board of Directors shall have the authority to require the removal of the pet or other reasonable remedial measures to abate the nuisance or correct the objectional behavior.

11. Any owner who keeps or maintains any pet within the Condominium shall be deemed to have indemnified and agreed to hold the Association, the unit owners, its management, and Bay Colony Community Association, free and harmless from any loss, claim or liability of any kind whatsoever from such owner’s keeping of such pet or the enforcement of these rules, including but not limited to any remedial measures required by the Board of Directors pursuant to rule 10 above.

12. The Board of Directors has the authority and discretion to make exceptions to the limitations in this regulation in individual cases and to impose conditions concerning the exceptions.

1. All persons occupying residences when the owner is not on site, shall be registered with the Front Desk, or other designate of the Association, at or before the time of their occupancy of the residence. This includes renters and house guests.

2. Residences may not be rented for periods of less than (3) consecutive months, nor more than three (3) times a year. Renters must go through an application process, be approved by the General Manager and the Board of Directors, and sign-off they will abide by the Condominium Rules and Regulations of the Trieste and Bay Colony. A copy of the Rules and Regulations must be given to the tenants and guests by the owner or the owner’s agent. No residence may be permanently occupied by more persons than the number of bedrooms times two, nor may more persons including guests, occupy a residence overnight than the number of bedrooms times two, plus two.

3. Renters are not allowed to keep pets.
