Service Dogs Pursuant to the Americans with Disabilities Act (“ADA”), a service animal is defined as “a dog that has been individually trained to do work or perform tasks for an individual with a disability.” The tasks performed by the dog must be directly related to the person’s disability. Misrepresenting a dog as a service dog is a misdemeanor under applicable Florida Statutes.

Emotional, Therapy, and Comfort Dogs: According to the ADA emotional, therapy, and comfort dogs are not considered the same as a service dog and therefore fall under the Pets at Club Facilities (XI.D.).

Service Dog Guideline/Restrictions:

  1. Service dogs are not allowed on club chairs or furniture.

  2. The ADA gives a person with a disability the right to be accompanied by his or her service dog in eating areas, but the dog is not allowed to sit or be fed at the table.

  3. The service dog must be under the control of its handler with a harness, leash, or other tether.

  4. Service dogs are not permitted in the swimming pools.

  5. A service dog may be removed from the premises if, in the reasonable discretion of management, the dog is out of control, the dog’s handler does not take effective action to control it, the dog is not housebroken, or the dog’s behavior poses a direct threat to the health and safety of others.

  1. Reference: Declarations, Articles III and Article XIV, Section 25.

  2. An Owner’s rights to use the Club facilities may be delegated to a Tenant (lessee) subject to compliance with these Rules and Regulations and Neighborhood Association documents. Unless otherwise noted, either directly or by context, the term Member includes Tenant (Lessee) Member. a. During the period, the tenant is designated as a Tenant (lessee) Member, the unit Owner shall not be entitled to use the Club facilities, except as a Guest of another Member. b. Lessees who have not been approved by the Association for delegation of the Owner’s rights to use the Club facilities are not entitled to use the Club facilities, except as Guests of another Member.

  3. At least thirty (30) days prior to the proposed delegation of Owner’s right to use of the Club facilities, the Owner and tenant will jointly be required to submit an information statement to the Association together with a copy of the fully executed lease. The Owner and Lessee must notify the Association immediately of any subsequent changes in the lease. Tenant (Lessee) membership will terminate upon the expiration of the lease term.

  4. Proposed Tenant (Lessee) members must first be approved by the relevant Neighborhood as may be required by applicable neighborhood documents.

  5. Tenant (Lessee) membership will be limited to two designated tenants who must both be listed on the lease, or one family residing full-time in the unit. The designated Members may not change during the rental period.

  6. Tenant (Lessee) Members shall not be entitled to vote.

  7. Tenant (Lessee) Members will be required to pay a greens fee in addition to the prevailing rate for cart fees and may be subject to court fees for tennis privileges. Additionally, a rate for Guests of Tenant (Lessee) Members will be determined.

  8. The tee time system established by the Club uses property address/unit and not a golfer’s name. Therefore, play by previous tenants may affect the tee time availability of future tenants. Tennis court reservations may also be affected by use of previous tenants.

  9. Tenant (Lessee) Members will be granted Club account charging privileges. At the end of each month the lessee will receive a Stonebridge statement. At the end of the lease, they will be required to settle out their bill with the accounting department prior to their departure. (US funds only; cash is not accepted)

  10. Unit Owners will be responsible for any unpaid charges or damages by the tenant to Association property.

  11. Guests of Tenant (Lessee) Members may be extended Guest privileges subject to compliance with the rules and regulations applicable to Guests found elsewhere in these Rules and Regulation and applicable Guest fees, and charges established from time to time by the Club. Guest privileges may be denied, withdrawn, or revoked at any time for reasons considered sufficient by the Club. Guests must be accompanied by the Tenant (lessee) Member at all times when using any facility of the Club.
