Summit Place is a gated townhome community in North Naples, tucked along Collier Boulevard (951) between Immokalee Road and Vanderbilt Beach Road in the 34119 zip code. Built between 2004 and 2014 — first by Waterways Homes and later completed by D.R. Horton — the neighborhood is made up of roughly 410 two-story townhomes with attached garages, many of them overlooking one of the community's four lakes or a quiet preserve.

What makes Summit Place stand out is how much lifestyle it packs in for the price. Residents enjoy a 6,000-square-foot clubhouse with a fitness center and social room, a resort-style pool and spa, tennis and pickleball courts, and miles of sidewalks winding through the community. With an on-site management team, it's an easy place to own — whether you're a first-time buyer, a seasonal resident, or an investor drawn to the neighborhood's steady rental demand.

Location is a big part of the appeal. You're minutes from everyday shopping at Publix, Aldi, and Winn-Dixie, and a short drive to Founders Square, where Skillets, Outback, Chick-fil-A, and more have opened as this fast-growing corner of Naples continues to fill in. NCH's Northeast campus is about five minutes away, the Gulf beaches at Vanderbilt are roughly 20–25 minutes, and I-75 is close by for an easy trip anywhere in Southwest Florida. For buyers who want space, resort-style amenities, and North Naples convenience without a luxury price tag, Summit Place is tough to beat.

The location of Summit Place is great for a number of reasons. Located on Collier Blvd. between Immokalee Road to the north and Vanderbilt Beach Road to the south, residents can get anywhere in town pretty quickly. There are many new dining and shopping options as the area is growing rapidly. The Founder's Square shopping center is just up the street to the north and Logan Landings is a very quick trip west.

What It's Like to Live in Summit Place

If you like an active community in North Naples, Summit Place is a must-see! There are always people out walking the miles of sidewalks and children playing together in the quiet streets or in their yards. It is a very neighborly community as people tend to take the time to get to know neighbors. The townhouses themselves are really large for the money with some models exceeding 2,000 square feet. It is also a great neighborhood choice for buyers that have large dogs or pickup trucks as both are allowed within the community, a rare feat with many Naples communities.

One of my favorite features of Summit Place is the active social calendar. There is a social committee that puts on events throughout the year. There's generally a Halloween event, huge Easter egg hunt, a 4th of July event, Christmas and New Years at the clubhouse, and a back to school pool party for the kids (and adults too, I suppose!). The board funds the social committee and neighbors volunteer their time and energy to make the events truly special. There are 410 homes in Summit Place so with that big of a number, you can imagine how big these events can be. It's really a special place to live.

From their Rules and Regulations:

No more than two (2) commonly accepted household domestic pets such as a dog or cat or a reasonable number of tropical fish or caged birds may be kept in a unit, subject to other reasonable regulations by the Board of Directors. Dogs may not be of an aggressive breed, as set forth by the governing documents and or Board of Directors. As used in these Rules and Regulations, the term “household domestic pet” does not include any animals that may cause harm to others or the environment.

What is the leasing / rental policy at Summit Place? expand_more

All leases must be written and include a $100 application fee for Board of Director review. Summit Place does have a number of rules in place governing leasing. The full Rules and Regulations document is avaiable below for you to download.

From the Rules and Regulations:

  1. Leases for units shall not be for a term of less than six (6) months. In the event that a lease term is reduceddue to an eviction, death of lessee, or any other reduction of the lease term approved by the Board of Directors, a dwelling may not be subject to more than two (2) leases in any twelve (12) month period.

  2. No subleases shall be permitted.

  3. Per Collier County code, the maximum number of residents/lessees who shall be entitled to lease any unit or occupy any leased unit shall not be greater than four (4) unrelated persons.

  4. In all events, all residents of a unit shall comply with all applicable laws, ordinances, and codes, as well as the governing documents and Rules and Regulations of the Association.

  5. Each unit owner who leases a unit shall be required to provide a complete set of the current Rules and Regulations to the tenant(s). In addition, the lease and all of the application documents must be fully signed when submitted for review.

  6. Each lease and Summit Place application must contain an affirmative statement by the proposed tenant that the tenants agree to be bound by the governing documents and Rules and Regulations throughout the term of their occupancy of the unit, and that they have received complete copies of the Rules and Regulations.

  7. No lease shall contain any term, condition, or provision which will operate or be applied in a manner that is contradictory to any governing document or the Rules and Regulations. Any such contradictory term(s) incorporated in a lease, shall be void and unenforceable as between the Homeowner’s Association and the owner and tenant, even if the said lease has been approved by the Board of Directors or an agent thereof.

  8. A lease renewal for the same approved tenants of the same owner in the same unit must submitted to the Association 30 days prior to the lease expiration for continued access to the community and amenities.

  9. The lease renewal fee is $50.00. Any unit late in providing the lease renewal will be charged a fee of $100.00.
