Pet Registration
All pets must be registered with the Association prior to being brought onto the Condominium Property. The pet registration form is available on Concierge Plus or can be obtained from the Front Desk.
License/Vaccination Evidence
Pets must be properly licensed, vaccinated, and quarantined in accordance with applicable law. Unit Owners must provide to the General Manager evidence of licensing, vaccinations, and quarantine as required by law.
Allowed Pets
A total of two (2) domesticated dogs or cats weighing no more than thirty (30) pounds each at adult age may be maintained in a Unit.
Pet Nuisance
Any pet causing or creating a nuisance, unreasonable disturbance, or noise may be required to be permanently removed from the Unit and the Condominium Property upon ten (10) days written notice from the Condominium Association. Actions that will constitute a nuisance include, but are not limited to, abnormal or unreasonable crying, barking, scratching, biting, or unhygienic offensiveness.
Pet Supervision
Pets may not be left unattended on balconies, terraces, and/or patio areas. No pets may be kept on patios or on balconies when the Unit Owner is not in the Unit.
Leashing and Common Elements
Dogs and cats are not permitted outside of their owner/host unit unless attended by a responsible person and on a leash not more than six (6) feet long. Said dogs and cats shall only be walked or taken upon those portions of the Common Elements or Limited Common Elements designated by the Condominium Association from time to time for such purposes. All dogs and cats must be on a leash or carried at all times when in any common area.
Pet Waste
Owners and Authorized Users shall pick up all solid waste of their pets deposited on any exterior portion of the common elements and dispose of same appropriately. Solid and nonsolid waste deposited by a pet in any interior portion of the common elements, including a hallway, stairwell, garage floor, or elevator, must be thoroughly cleaned up by the pet owner promptly and reported to the Front Desk so suitable sanitation remediation may be performed. A sanitation fee may be charged.
Service Pets
All pets must comply with all rules and regulations concerning pets on St. Laurent premises. Pet owners are ultimately responsible for ensuring their pet is appropriately and effectively restrained and under the control of a responsible individual while in the common areas of the building. St Laurent recognizes its duty to comply with the requirements of the Federal and Florida Fair Housing Acts. Please contact the building Manager for full details of the requirement for any requested accommodation.
Preferred Pet Entry
Whenever possible, pet owners are encouraged to exit and enter the building while accompanied by their pets by the North and South elevator side entrances to avoid accidents happening in lobby. Pet owners are encouraged to use the North and South pet relief areas and are required to dispose of all solid waste in bags. A receptacle is provided opposite the gatehouse for this purpose.

No unit may be leased or sublet more than three times in any continuous 12-month period for a minimum of ninety (90) days each time.

Application for leases must be filed with the Manager using the form of application attached hereto as Appendix "B" at least 20 days prior to the expected commencement date of the lease.
