1. No Unit shall contain more than 2 pets (defined as small dogs or cats weighing no more than 25 lbs. at any time. In addition, a Unit may contain 2 small, caged birds, and an aquarium containing a reasonable number of tropical fish.

2. All dogs and cats must be kept on a leash (no longer than 6 ft.) or carried while in the Common Area (whether inside or outside of the building).

3. All pet defecation outside of the building must be cleaned up by the Resident. Any pet defecation or urination within the building must be immediately cleaned up by the Resident. Pets may not be walked within the building.

4. If any pet - in the sole determination of the Board of Directors - becomes the source of unreasonable annoyance, then the Resident (upon notification in writing), shall remove the pet permanently from the premises.

5. Pets may not be left on balconies, terraces, or screened porches. Pets are not permitted in the pool area. (See Declaration 12.)

1. Units may NOT be leased or assigned more than 3 times per year, and then only for a minimum of 90 days. All leases must be in writing and include a signed acknowledgement by the lessee of the House Rules & Regulations. An Owner may lease only his entire Unit in accordance with the Documents. The Lessee must be a natural person. (Refer to Declaration, Section 13.)

2. The use of a Unit by Guests, in excess of 7 days when the Resident is not in residence, is deemed a lease of the Unit, even in the absence of monetary exchange and a written lease. A Guest is someone other than a Family Member (parent or child) of the Resident who has been invited to temporarily use the Unit.

3. The Association shall charge an administration fee for Tenant Evaluation of $150 per tenant per rental agreement.

4. The total number of overnight occupants of a Leased Unit is limited to 2 people per bedroom.

5. All overnight guests of the Lessee must be registered with the Office.

6. A Lessee is awarded all owner privileges while renting and may request use of the St. Kitts Room.

7. Lessees are subject to all Association Documents.

8. Without exception, the vehicle of a Lessee shall be parked in the numbered assigned parking space for the Unit being leased. Leasers must remove all vehicles from St. Kitts property for the leasing period.

9. No pets are allowed in leased units
