A maximum of two (2) medium size dogs and three (3) total domestic pets per unit are welcome with Board approval. Owner, renter or long-term guests must obtain a Pet Application Form from the Property Manager and submit completed form along with veterinary certification of health (including applicable vaccinations) and photo of pet(s) before bringing the animal(s) on property. This includes service animals.

Pet Approval Process per Declaration:

• Owners, renters or guests must submit a completed Pet Application Form prior to bringing any domestic pet into residence.

• No Unit Owner is permitted to keep a domestic pet (i.e., dogs, cats and birds) in his or her Unit either temporarily or permanently without the prior written permission of the Board. Such permission in one instance shall not be deemed to institute a blanket permission in any other instance and any such permission may be revoked at any time at the sole discretion of the Board.

• Dogs noted for viciousness or ill-tempered, exotic, venomous or commonly considered wild animals of any kind are not permitted.

All units are single-family residences and cannot be leased, in part or in total, for any type of commercial activity. A Lease Application is required and is available from the Property Manager or on the community website.

• Minimum lease is thirty (30) days. Maximum lease is one (1) year. Renewal of an existing lease may be requested from the Property Manager, who will facilitate Board approval.

• Three (3) times per year is maximum number of times a unit can be leased.

• ALL quarterly dues and assessments must be paid in full prior to rental application approval.

• Owner is responsible for notifying renters, guests, invitees, vendors or family members of all rules and regulations in effect within Signature Club.

• Damage to any common, or limited common, element caused by any persons residing in the unit is the responsibility and expense of the owner to repair.

• Contact Property Manager for Lease Application and submission details.

• The Property Manager must receive completed Lease Application and fee at least 21 days prior to the proposed arrival of renter(s).

• Family or friends staying in your unit without you: unit is not “leased” and occupants are staying for more than seven (7) days. It is requested that you provide the Property Manager basic contact information. Pets of family or friends must receive written Board approval prior to coming on property. A Pet Application is required and can be obtained from the Property Manager or the community website.
