The keeping of a reasonable number of household domesticated pets within a Unit is permitted, provided that such pets are not allowed to run free on the Common Elements and their behavior is not a reasonable source of annoyance to other residents. The Board of Directors has discretion of determining what constitutes a reasonable number of pets and species/breed. No pet shall exceed twenty (20) pounds in weight at maturity. The keeping of a pet is a privilege, not an absolute right. If any permitted pet becomes a reasonable source of annoyance to other residents, the Board may order its permanent removal from the Condominium. All Owners with a pet shall complete and submit to the Board of Directors a Pet Agreement with a picture of the pet.

ll transfers of a unit in Shenandoah Estates whether by sale, lease, or gift, or inheritance, must be approved by the Board of Directors. The Board must receive notification of the intent, together with the properly completed application for sale, lease, or transfer, and a copy of any lease. There will be a charge of $50.00 for processing each application. Each occupant over the age of 18 will be charged a fee for a background check. Within 14 days of receiving all documentation notice will be given of approval or disapproval. A personal interview by the Board with the prospective tenants or owners will be held during the 14-day period.

There is no restriction on the number of Guests, whether related or unrelated, who may occupy the Unit when one or more Owners are in Residence. The occupancy of any overnight Guest(s) in a Unit is not to exceed three (3) months. Guests must be approved by the Board of Directors and obtain a Certificate of Approval to Occupy if occupancy is longer than thirty (30) days.

All occupants under eighteen (18) years of age shall be closely supervised by an adult at all times to ensure that they do not become a source of annoyance to other residents.
