Unit Owners shall be permitted to keep up to two (2) domesticated household pets in their Unit, including birds, such as canaries or parakeets (note: all types of parrots shall not be permitted in a Unit with the sole exception of parakeets); fish, such as goldfish and tropical varieties (there arc no restrictions on the number of fish maintained in an aquarium); cats; and dogs. Notwithstanding the foregoing, a Unit Owner may keep only one (1) dog in their Unit in the event that said dog weighs more than thirty-five (35) pounds. No such pets shall be raised for commercial purposes. No reptiles, snakes, other venomous/poisonous animals, monkeys, rodents, amphibians, poultry, swine, or livestock may be kept in a Unit. Tenants are not permitted to keep household pets. Pets shall never be allowed to run freely upon any portion of the Condominium Property except within a Unit, and when outside of a Unit shall be leashed and in the company of an individual willing and able to fully control it. Any Owner maintaining a pet upon the Condominium Property shall be fully responsible for, and shall bear the expense of, any damage to persons or property resulting therefrom. Any such damage shall be determined by the Board of Directors of the Association and collected by the Association. All pet owners shall identify and register their pet with the Association. The Association may promulgate rules restricting the areas within the Condominium Property where pets can be walked. Each Owner shall be responsible for the actions of each pet and for cleaning up after it. In the event that any pet kept on the premises should constitute a nuisance in the opinion of a majority of the Board of Directors, then the Owner, when so notified in writing, shall be required to immediately remove said pet from premises.

All persons occupying residences other than the owners shall be registered with the Condominium Association at or before the time of their occupancy of the Unit. This includes renters and house guests. Residences may not be rented for periods of less than thirty (30) days nor more than three (3) times during a twelve-month period. A copy of these Rules and Regulations must be given to the tenants and guests by the owner, or the owner's agent. No residence may be permanently occupied by more persons than the number of bedrooms times two, nor may more than eight (8) persons (including the Unit Owners, Tenants, Residents, their Families, Guests, or any other Occupants) may sleep overnight in a Unit. Leases shall be for a maximum period of up to one (I) year but may be extended or renewed, subject to Board Approval. Landlords expecting to extend or renew a lease shall submit an "Application for Extension of Lease," thirty (30) days prior to the renewal date and the Association shall have thirty (30) days from the receipt of notice and all required information within which to approve or disapprove of the extension or renewal. Unit owners renting their units must provide at least one (I) space in the garage for the tenant to park their vehicle. If only one garage parking space is available because the second garage space is being used for storage, the unit owner must remove their vehicle from the property for storage. Tenant's vehicle must be no larger than 212 inches L x 82 inches W x 77 inches H to fit in the garage.
