Some homes are on the lake.

a. The commercial maintenance, keeping, boarding and/or raising of animals, livestock or poultry of any kind, regardless of number, shall be and is hereby prohibited within any condominium unit or Common areas. Except for one dog of no more than 25 pounds or one cat, no unit owner may maintain any animal in the Condominium, with the exception of tropical fish. Provided the domestic pet will not constitute such type of noxious or offensive activity as covered in "C. Conduct".

b. Any pet shall be kept leashed and under the control of their owner whenever they are outside the unit, and shall not be allowed to run free or unleashed at any time, or to otherwise interfere with the rights, comfort or convenience of other residents.

c. Pet droppings must be picked up immediately and placed in a sealed bag for disposal.

d. All pet owners must comply with Collier County Domestic Animal Service Regulations and Laws including provisions for licensing, vaccination and Dangerous Dog Ordinance No. 2008-51, as amended.

e. Owners are responsible for all damages caused by their pet to Common areas and to the property of others. In the event of damage, Item 1 of these Rules & Regulations would apply.

The minimum leasing/rental period is 30-days. The maximum number of times a unit can be leased/rented per calendar year is three (3). The unit owner is responsible at all times for the enforcement of the established guidelines. All unit owners who rent to a tenant shall:

a. Provide the tenant with a copy of the Rules and Regulations

b. Include in the lease agreement a provision that the tenant has been given said copies, has read and understood, and agrees to abide by the Rules & Regulations

c. Notify the Board of Directors in writing that the unit is tenant-occupied, giving the name(s), address and phone number of the occupants and lease period (completing Application for Rental, Lease or Sale)

d. Provide to the Association the name of any agent retained by the unit owner to manage the unit for him/her.
