LEASE TERM

Owners shall advise their Lessees to read, understand and observe all Rulos and Regulations.

It is important to understand the procedure for leasing of units. In order to foster a stable residential community and prevent a motel-like atmosphere, the leasing of units by their Owners is restricted. See page 17, Section 13 of the Declaration in its entirety.

LESSEE IN RESIDENCE

Who may occupy the unit during a lease term. See Page 19, Section 13.4 and 13.5 of the Declaration.

Note: Guests must moot tho relationship qualification prior to registration.

Guest registration: Lessees must notify the office, with sufficient advance notice prior to arrival of any guests of the Lessee, by email or in writing, the arrival date, length of stay, number of guests and their relationship. A guest registration card must he filled nut upon arrival.

• The total number of occupants is limited to 15 persons.

• Lessees are responsible for their house guests understanding the Rules and Regulations and shall provide guests with a laminate card of the summarised rules and regulations. Additional copies are available in the office.

If the Lessee and all of his family members within the first degree of relationship are absent, no other person may occupy the unit.

And Owner's use of commons elements is restricted when their unit is Leased. See Page 20, Section 13.6 of the Declaration.

The Manager, in the Manager's discretion, may elect to work directly with the Owner and not the Lessee, regarding any concerns of the Lessee involving the leased Unit or the common elements of the Association.
