Complaints regarding pets should be submitted in writing to the Manager. In the event that any pet kept on the premises should constitute a nuisance in the opinion of a majority of the Board of Directors, then the owner, when so notified in writing, shall be required to immediately remove said pet from the premises.
Owner’s pets must be registered with the Manager’s Office.
Owners may keep or house a maximum of (1) pet, not exceeding 17” in height measured at the shoulder and not exceeding 25 pounds in weight.
Only unit owners shall be allowed to keep or house a pet.
Pets must be transported in the Service Elevator or stairwells only, unless and only when the elevator is out of service; then Main Lobby passenger elevators may be used, provided the pet is held in the owner’s arms. They may not be transported in the Main Lobby passenger elevators at any other time.
Pets must be leashed and under control at all times when they are in the building common areas or on the exterior grounds.
Pets are not allowed in any interior ground floor areas except the service entry areas.
Pets must enter the building through the North or East service entry areas only.
Pets are not permitted on the pool deck or any paved area surrounding the pool.
Owners are required to immediately remove all animal defecation to the designated waste receptacle.
Pets are not allowed in Guest Suites.
Visitors or guests may not bring their pets into Park Plaza when visiting an owner.
What is the leasing / rental policy at Park Plaza at Park Shore? expand_more
Upon approval by the Board of Directors of Park Plaza, entire Units may be rented for occupancy as a single family residence subject to the following terms and conditions. No more than five (5) persons may permanently occupy a two (2) bedroom Unit. No more than seven (7) persons may permanently occupy a three (3) bedroom Unit.
Owners may lease their Units only twice in one calendar year.
The lease term may not exceed one (1) year.
The lease term may not be less than 90 consecutive days (or three calendar months).
No Rooms may be rented and no transient tenants may be accommodated.
“Rent-sharing” and Subleases are prohibited.
All lease applications must be submitted to the Board of Directors on the prescribed form, accompanied by a copy of the proposed lease and a payment of One Hundred Dollars ($100). The application shall designate one person as the “primary lessee”. On receipt of this form duly completed, the primary lessee and spouse will be interviewed by a committee appointed by the Board of Directors.
Owners may not occupy their Units or use the facilities of Park Plaza, including the pool, during the term of their lease whether the lessee is in residence or not.
In the interests of maintaining a “residential Community,” Owners must provide their lessees with a copy of the Rules and Regulations to read and understand.
Violations of rules by lessees could cause future applications for lease to be refused by the Board of Directors. The restrictions on guests, set forth above and in the Declaration of Condominium, must be observed by the lessee.
All Rules and Regulations are applicable to lessees. All these rules should be read and observed by lessees.
All leases shall be executed on approved Lease Agreement forms. Before becoming effective, a lease must be approved in writing by the Board of Directors. The Association Manager may be authorized to approve leases on behalf of the Board. In addition, lessor must agree, on a Park Plaza approved form, to hold Park Plaza, its Officers and Directors harmless from all claims, suits and liabilities of any kind arising out of any approved lease.
Renewal of a lease is subject to the same approval procedure as an original lease, however, no charge shall be made in connection with an extension or renewal of a lease.
Any unit owner lease advertisement must clearly communicate the following three items:
a) Tenants cannot have pets.
b) The minimum rental period for any lease shall be no less than 90 days.
c) All leases and tenant(s) must be approved by the Board of Directors to be valid
Owners wishing to advertise their units for lease must provide printed copies of such advertising to the Office within two business days from the start date of the advertisement.
Owners failing to provide printed copies of active unit lease advertising could result in fines as provided by law.
