No animals shall be raised, bred or kept within the Condominium, other than one dog of less than 25 lbs., or one cat and other domestic household pets and then only when they are not maintained nor bred for any commercial purpose and when proper restraint and control are used in the keeping of them. Dogs and cats must be carried when in the building and leashed at all times they are on the Common Elements. Dog owners are asked to use the Service entrance. Dogs and cats must be exercised and curbed only in the designated "Dog Walk Area ". Owners must use a "pooper scooper" or some other method to clean up after their pet and are responsible for cleaning up any "accidents" by their pet in the building. No pet shall be confined in any area where the noise will disturb other Owners. The Board may enact reasonable Rules and Regulations to govern the Ownership and behavior of pets within the Condominium. The Board has the authority to take whatever reasonable action it deems necessary to deal with pets and pet Owners who violate this provision or the Rules and Regulations of the Board. Guests are not permitted to bring or keep pets on the premises.

Restrictions on sale, lease and other conveyance of units are set forth in Article VII of the Declaration of Condominium. All sales, transfer of units or leases must have approval of the Board of Directors prior to occupancy.

A Lessee is not a Guest and is subject to all the provisions in the lease application, lease agreement and Rules and Regulations of the Association.

Attention is called to the provision that units shall not be leased for less than ninety (90) days at a time and for no more than one (1) time during any calendar year.

To maintain the "Single Family Residence" status of Meridian Club and to provide Security for its members and others lawfully occupying the apartments, the following restrictions will be strictly enforced.

1. No lease will be permitted to a Lessee other than a single individual or a family as defined in Section 2 above.

2. No sub-leases will be permitted.

3. When the Lessee is not in residence she/he will not be permitted to have Guests using the apartment or any common element.

4. All leases shall have provisions binding the Lessee to these restrictions or will be deemed to be in violation of the Declaration of Condominium and not considered for approval.

5. Lessees are not permitted to bring or keep pets on the premises.
