All unit owners prior to 2/l 7/2022, are grandfathered, allowing them to have more than one dog per the Association documents prior to 12/17/2019. When there is a change of possession of a unit(s) after 2/17/2022, the new owner(s) or entity is restricted from owning and having more than two pets (dogs and cats only), the two pets can be both dogs or both cats, of one of each, per household unit, unless the Board provides specific exemption from this rule. The maximum adult weight for any pet is 40 lbs. Owners (those listed on Property Title) are permitted to have pets in the community.

Owners may not allow pets to run free. Pets are to be kept on a leash when outdoors and off private property. According to Section 2.05 of the Declaration of Neighborhood Covenants, tenants, renters, invitees, or other persons in permanent or temporary occupancy are not allowed pets in the community. However, homeowners who have short term visitors with pets (two weeks or less) may obtain approval by the Board by completing the "Visitor Pet Application" form. Owners must pick up pet droppings immediately. Owners will be held responsible for the action of their pets at all times and be liable for any damages caused.

Should a pet be determined a nuisance, the pet will be removed from the community by the property owner.

The Board of Directors must approve all leases of Units. No Unit may be leased for a period less than 30 days, or more than 4 times a year. No lease may be for a period of more than one (1) year and no option for the tenant to extend or renew the lease for any additional period shall be given. However, the Board, at its discretion, may approve the same lease from year to year under unusual circumstances to avoid undue hardship and inequity. An owner may lease only his entire dwelling unit or lot. New owners intending to lease their dwelling unit must first own the unit for at least twenty-four (24) consecutive months before the Board will approve any lease application.
