A unit owner may have up to two pets. Those pets may include dogs, cats or birds, such as canaries or parakeets, but no loud varieties such as Parrots. No reptiles are permitted. With respect to dogs, an owner may have up to two dogs whose adult weight does not exceed 35 pounds each. No aggressive dog breeds shall be allowed. A list of those breeds, as stated by the American Veterinarian Medical Association, may be obtained from the Lesina office. All pets require Board approval. If a pet is acquired without approval, the owner may be asked to permanently remove the pet from the premises. Owners may not allow their guests to bring pets of any type onto Lesina property.

Any Owner maintaining a pet upon the Condominium property shall be fully responsible for and shall bear the expense of any damage to persons or property resulting therefrom. Pet registration is required for all pets. Upon owner’s receipt of these Rules and Regulations, irrespective of size or breed, registration is required. Registration forms are available from building management located at the front desk.

No loud or aggressive behavior by any animal will be tolerated. Owners will be notified of complaints pursuant to the process outlined in these rules and regulations. Failure of an owner to control a pet’s behavior could result in the owner receiving a request to muzzle the animal or if issues persist, permanently remove it from the premises.

Pets may roam freely only in the fenced area located on the garage level adjacent to the northeast corner of the building. No pet shall be left unattended at any time.

Dogs and cats outside of the fenced area must be leashed at all times not to exceed 5 feet.

Owners are expected to immediately clean up after their pet. You can use the bags provided in the dispensers in the garage or use similar sturdy bags. Dispose of bags in the receptacles attached to the wall outside each garage entrance. Carry a paper towel with you should your pet have an accident in the elevator or garage.

Never flush cat litter/waste down the toilet. This creates plumbing blockages/overflows and costly repairs. Proper disposal is to scoop cat waste/litter into a small bag, tie it, then place that bag in the kitchen waste bag and tie that bag before disposing in trash chute.

Owners cannot leave pets unattended on screened lanais or balconies where their noise may bother others. Violators will be fined.

Pets must use the service elevator. It is permissible to use the resident elevator only if the service elevator is out of commission.

No pets are allowed in or on the Common Areas except to the extent permitted in the Lesina Declaration. No pets are permitted on the amenity levels, the pool area or lobby of the building.

Residences may only be rented up to 3 times a year for periods of thirty (30) days or more. If an owner allows guests other than an immediate family member (parents, children, siblings or grandchildren) to use their Unit when the owner is not in residence, it will be considered a rental, whether or not any money is charged. Owners understand that they are ultimately responsible for the misconduct of their renters. Lesina will charge a non-refundable $100.00 application fee. Homeowners are required to obtain an additional refundable $500.00 deposit from renters to mitigate any damages to the common areas. Applications and fees must be received at least 30 business days in advance of the proposed lease period to allow for processing, background checks and approval. Renters are forbidden to bring pets onto the premises except for service dogs and emotional support pets, which must be justified by a letter from an appropriate medical professional and approved by the Lesina Board of Directors.
