1. Small dog and cat pets are permitted in owners' units with a limitation of two provided they do not disturb the peace of their neighbors. Other exotic pets, such as, but not limited to, reptiles, primates, rodents, and birds are prohibited. The Board of Directors reserves the right to grant exceptions and approve a pet, if in their sole judgment the pet does not jeopardize the health, safety and peace of the owners of Le Ciel Park Tower.

2. When dogs and cats are taken from their unit, THEY MUST BE CARRIED BY THEIR OWNERS WITHIN THE BUILDING and transported outside the building before they are permitted to walk while on a leash. All other approved pets must be transported outside the building in appropriate cages or containers.

3. Pets must be walked in the pet walk area on the North and South side of the building designated by the MANAGER. Pets may not run free anywhere on Le Ciel Park Tower property or in the City of Naples, which includes our beach walk, parks, beaches, entrances or exits.

4. All pet "DROPPINGS" must be immediately picked up and disposed of by flushing the "DROPPINGS" in the toilet of your own unit or in the receptacle provided in the designated pet walk areas.

1. Advertising may not use the words "OPEN HOUSE". Open Houses are not permitted.

2. "FOR SALE" or "OPEN HOUSE" signs are not permitted on Le Ciel Park Tower property.

3. Units may be shown by appointment ONLY. Agents must be in the building to show units. Prospects will not be permitted in the building otherwise. When a prospect advises the front desk of their desire to see "Unit for Sale", they must identify the unit by number and the name of the Agent who will be showing the unit. Prospect(s) will be admitted to the building if Agent(s) is in the Lobby and/or if Agent(s) is showing a unit(s). The prospect will be asked to wait in the lobby until that Agent(s) returns to escort them to the unit.

4. "OPEN HOUSE" viewing of agents in groups, for initial listing, may be conducted. The number of agents during a viewing should be limited to groups of ten (10) (due to the parking limitations). Parking must be in the Commons "A" lot. The front desk MUST BE NOTIFIED in advance of a group showing(s), with a schedule of proposed times and the names of agents. All such persons shall sign in/out.

5. PROSPECTIVE SALE OR LEASE OF UNIT: The Manager must be advised of any REAL ESTATE ARRANGEMENTS that will require unit access in your absence. This must be done in writing by filling out the access form for Real Estate Showing at the office. The listing broker should accompany the showing broker when showing your unit, as they are most familiar with your unit and Le Ciel Park Tower common facilities.

6. All prospective buyers and lessees require Board of Directors approval. A detailed procedure applies.

   a. Applicants for purchase/lease must complete the Le Ciel Park Tower application for purchase/lease and read and acknowledge our Rules and Regulations, By-laws, and Condominium Documents.

   b. Lease must include language of agreement by Lessee to abide by condominium Rules and Regulations, By-laws, and Condominium Documents. Lessee must understand Rules and Regulation, By-laws, and Condominium Documents. Failure to abide by the Rules and Regulations may result in lease cancellation. THIS MUST BE BROUGHT TO THE ATTENTION OF THE LESSEE BY THE OWNER.

   c. Completed applications must be returned to Le Ciel Park Tower Manager a minimum of 45 days prior to purchase closing/occupancy along with a $100 check made out to Le Ciel Park Tower Association to cover processing costs.

   d. The Le Ciel Park Tower Board will review the application and contact references.

   e. An appointment will be arranged by our Manager between the applicant and members of the Board of Directors for an interview, a minimum of 30 days prior to closing/occupancy.

   f. If the buyer/lessee is approved by Le Ciel Park Tower Association, a Notarized Estoppel letter of approval will be provided to the buyer and an approval letter provided to lessees.

   g. An owner may NOT lease his unit for less than 4 consecutive months, or more than 3 times per calendar year to pre-approved Lessees.
