1. Only domestic animals that are kept as household pets and are not kept, raised, or bred for commercial purposes are permitted to be kept in a Home. No Resident shall maintain or keep more than 3 domestic pets. No exotic pets such as snakes or other reptiles are permitted. The Board will have the sole and absolute discretion to determine if an animal repeatedly exhibits aggressive or vicious behavior, and if such a determination is made, the Board will have the authority to demand the immediate removal of the pet from the community.

2. Animals must be controlled at all times when outside the Home or an enclosed lanai, and they must be on a leash when on Association Property. Pet waste must be immediately picked up and removed. Pet waste should be disposed of properly and should not be placed in street drains. (These drains empty into our lakes.) Pet/animal laws established by Collier County must be followed.

3. Residents shall not allow their pets to pose a nuisance to other owners or their guests. If any pet endangers the health or welfare of an owner or creates a nuisance by unreasonable barking, howling, or whining or other unreasonable behavior as may be determined in the sole discretion of the Board, and upon written notice, then the pet must be permanently removed.

4. Dog runs are not permitted in the community.

5. Residents are not permitted to leave pets in the lanai/pool cage area when no one is at home.

1. Each Owner shall be responsible for the actions of Family Members, Guests, Invitees, Tenants, Lessees, and vendors in Lakoya. Any damage to Association Property within Lakoya caused by an Owner, their Family Members, Guests, Invitees, Tenants, Lessees, and vendors shall be repaired to the satisfaction of the Lakoya Board of Directors, at the expense of the Owner.

2. Guests, Family Members, Invitees, Vendors and Renters must adhere to the Rules of the Neighborhood Association of Lakoya.

3. A Home in Lakoya may not be rented for a period of less than thirty (30) days, nor more than three (3) times per calendar year. Rental shall include the whole home. Rental of rooms is not allowed. Advertising on daily usage sites such as AirBnB or VRBO is prohibited unless the Home is listed for a usage term of at least 30 days.

   a) Owners opting to rent their Home must provide the required rental application data, the Lease Agreement, and pay the applicable fees, to the Association Manager at least thirty (30) days prior to the initial date of the rental. The Association Manager will hold confidential all application data. A Lease Application can be downloaded from the community website or obtained by contacting the Association Manager.

   b) The Association Manager will provide a service to screen the required application data for felonious actions or situations that could present an unreasonable threat to the well-being of the neighborhood. The cost associated with this service is borne by the applicant. Such screening actions will be conducted in accordance with all fair housing practices and may include reference checks, criminal and civil background reports.

   c) Within twenty (20) days of receipt of the rental application, background report, and copy of the Lease Agreement, the Board of Directors for the Neighborhood Association of Lakoya will process the Lease Application. If no notification is made it will be deemed the equivalent of approval.

   d) Owners may elect to have Family Members, or personal guests or friends temporarily stay in their Home when the Owners are not present. When those stays are for periods in excess of seven (7) days, the Owner must provide the Association Manager with the names and contact information for the individual Family Members or personal guests or friends. Owners are responsible for registering their Family Members, Guests, Invitees, Tenants, or Lessees at the Players Club.

   e) No Assignment of Lease or subleases shall be permitted.

   f) No time share programs shall be permitted.
