• Owners shall be limited to no more than two (2) dogs and/or cats in the aggregate, and all must be duly licensed by the applicable Collier County Authority.

• All pets shall be contained in the Owner’s Unit and, when not within the Unit, all pets must be kept on a leash and not allowed to run free. Furthermore, all pet Owners are responsible for cleaning up and removing any waste made by their pets on the Condominium Property.

• The Board of Directors can rescind the approval to have any pet that becomes a nuisance, or if the Owner does not abide by the Rules and Regulations established for pet ownership.

• Unit Owners may use their own lease form; however, lease terms and conditions must comply with the following Rules and Regulations for Leasing of Units:

  • No Unit can be leased more than 3 times in any one calendar year. o No lease may be for a term for more that 1 year or less then 30 days.

  • Leases shall be for the entire Unit only; no room rental is allowed.

  • Subleasing or assignment of lessee rights is not permitted

  • Lessees are not allowed to have any pets. o The full names of all lessees and their family members who will be residing in the Unit must be on the lease form.

  • Providence Village is a single-family residence only. No multiple families are allowed on the lease.

  • All Lessee contact information, including cell phone numbers and e-mail addresses of all names to be residing at the Unit must be on the lease for the Property Management Company to contact if necessary.

  • The lessee must be a natural person, as opposed to an artificial entity, such as a corporation, partnership, trust, etc.

  • No more than 2 vehicles are allowed per leased premises, and all must be listed on the lease and parked in the garage when not in use.

• All proposed leases are required to be submitted for review of compliance of the Rules and Regulations along with a $150 processing fee to Providence Village’s Property Management Company 30 days prior to the lease start date for approval. Failure to submit the lease for review 30 days in advance of the lease start date will result in the lease not being approved or delayed.

• Fully executed leases must be filed with the Property Management Company.

• Any lease of a Unit that has not been reviewed and approved by the Association’s Property Management Company shall be treated as a nullity, and the Association shall have the power to evict the lessee without securing consent from the Unit Owner. Any costs incurred resulting in the eviction will be borne by the Unit Owner.

• In addition to requirements provided above, all leases must comply with Naples Lakes Country Club’s Declaration of Covenants terms and conditions for leases.
