No person shall bring to or keep in any Unit, or any part of the Common Elements or Limited Common Elements, a pet of any kind, except as allowed by law.

a) General. In order to foster a stable residential adult community, the leasing of Units by their Owners is restricted by the Declaration of Condominium and by these Rules and Regulations. (Decl.§14). All Leases must be in writing; a Unit Owner may Lease only his entire Unit; and the Owner must obtain prior approval of the Lease from the Board. The lessee must be one natural person. (Decl.§14).

b) Procedures. The specific procedures for obtaining approval from the Board of the lessee and the terms of the Lease are set forth in Section 14.1 of the Declaration. The Owner must give the Board 30 days written notice of the proposed Lease transaction, together with the name and address of the proposed lessee, a fully executed copy of the Lease and a completed form entitled "Application for Lease of Unit" which may be obtained from the Manager. (Decl.§14.1(A)). The Board has the option to require a personal interview of a proposed lessee and his spouse, if any. (Decl.§14.1(A)). The Board may disapprove the proposed Lease for one or more of the reasons set forth in section 14.1(A) of the Declaration or for any other reason which is reasonably related to the fostering of a stable residential adult community. No Lease will be approved unless the lessee is age 55 or older. (Decl.§12).

The Owner shall be responsible for the expense of investigating his prospective lessee. To cover the cost of checking references the Owner must pay a fee of $100. Also, the Owner must pay a security deposit of $300 for each approved Lease period toover possible damages to the Association property by the lessee or other occupants of the Unit. At the end of the Lease term this deposit will be returned to the Owner in whole or in part as the Board determines. (Decl.§14.1(G)

c) Term of Lease and Frequency of Leasing. No Unit may be leased more often than once in any calendar year, with the minimum lease term being three consecutive months. (Decl.§14.2). No Lease may be for a period of more than one year, and no option for the lessee to extend or renew the Lease for any additional period shall be permitted. (Decl.§14.2). No subleasing or assignment of lease rights by the lessee is allowed. (Decl.§14.2). The Manager shall maintain a record of each lessee and the period of each Lease.

d) Occupancy During Lease Term. During the term of the Lease of a Unit, no one may occupy the leased Unit other than in accordance with the Declaration and the Rules. A Unit Owner whose Unit is leased may not use the recreation or parking facilities during the Lease term.

e) Regulation by Association. All provisions of the Condominium Documents and these Rules and Regulations shall apply to and be enforceable against any person occupying a Unit under a Lease to the same extent as against the Owner. (Decl. §14.5).
