The Board may impose reasonable restrictions upon how and where pets may be permitted. The owner of each unit may keep small pet, of a normal domesticated household type such as a cat or dog weighing no more than forty-five (45) pounds in the unit. The pet must be leashed or carried by the owner at all times while on the condominium property outside of the unit. The owner shall immediately remove all animal droppings left by their pet and dispose of same in a safe manner. The ability to keep such a pet is a privilege, not a right, and the Board of Directors is empowered to order and enforce the removal of any pet which becomes a source of unreasonable annoyance to other residents of the condominium. No pets of any kind are permitted in units when the owner is not in residence. No reptiles, amphibians or livestock may be kept in the condominium.

If the owner and his family who permanently reside with him are absent from the unit and are not occupying it, and the unit has not been leased, the owner may permit his unit to be occupied by his guests only in accordance with the following:

A. Any one (1) person who is the parent, child, adult grandchild or sibling of the unit owner or of the unit owner’s spouse, if any, may occupy the unit in the owner’s absence for a period not to exceed thirty (30) days. That person’s spouse and children if any may accompany him/her. The total number of occasions for occupancy by all guests combined under this paragraph shall be limited to four (4) in any one (1) calendar year, with a maximum aggregate total of one hundred twenty (120) days.

B. House guests not included within 5.A are permitted for only one (1) family occupancy in the owner’s absence and then only with the proviso that the family and it’s guests consist of no more than two (2) persons per bedroom; Such guests may stay for no mor than two (2) weeks and the total number of occasions for this type of guest occupancy in any unit shall be limited to three (3) in each calendar year.
