Some homes are on the lake.

A. The owner of each unit may keep no more that two pets. Each pet must weigh 25 pounds or less.

B. No reptiles, rodents, amphibians, poultry, swine, rabbits, parrots, macaws or livestock may be kept in the Condominium unless approved by the developer.

C. Pets must be leashed or carried at all times while outside on condominium property. No pet runs or tying of pets exterior to the units is allowed.

D. Pets are not allowed within the pool.

E. Pet owners shall immediately remove any animal droppings and dispose of them properly.

F. Keeping pets in the Condominium is a privilege, which the Board can take away from any owner whose pet becomes a source of unreasonable annoyance to other residents.

G. Pets are not allowed in leased units. Lease agreements must include a clause to this effect.

A. In order to foster a stable residential community, and to prevent a motel-like atmosphere, the Association regulates the leasing of units by their owners. A unit owner may lease only his or her entire unit and only after receiving approval from the Board. No room rentals or sub-leases are permitted.

B. A Lease Application Form available from the Management Company must be submitted to the Board for approval at least fifteen days before the start of the lease period together with the written lease agreement and processing fee. Currently, the fee is $100.00 for each signed lease.

C. No unit may be leased more than three times per year with a minimum lease term of thirty (30) days, and a maximum lease term of one year. Keep in mind that leases less than six months and one day are subject to staie tax. The responsibility for payment of this tax is the owner of the unit.

D. The Unit owners are responsible for making tenants aware of these Rules and Regulations and for any violations of these rules by their tenants. The lease agreement must contain a clause making the lease subject to these Rules and Regulations and to the Condominium Documents.

E. The total number of overnight occupants of a leased unit is limited at two (2) persons per bedroom. For purposes of this rule, a den may be considered to be a bedroom. If a lessee and all of their immediate family are absent, no other person may occupy the unit.

F. No pets are permitted in leased units. The lease agreement must contain a clause to this effect.

G. To prevent overtaxing the Condominium facilities, owners of leased units may not use recreation or parking facilities during the lease term.

H. Any owner in arrears for maintenance or special assessments will lose leasing privileges.

I. Owner must leave Renter/Guest copy of Rules & Regulations in the unit.
