The facilities of Harborside Gardens are for the exclusive use of Owners, Lessees, and Guests. Owners are responsible for the observance of house rules by all occupants of their unit and shall be liable for any damage to the property caused by the Owner, Lessee, or Guests. No House Guests or Lessees will be permitted to enter any apartment when the Owner is absent unless prior written notice has been given to the Manager, including name, time of arrival and period of occupancy (Form GO). Guest residency longer than 30 days requires approval of the Board of Directors.

It is the responsibility of Owners to see that the key to their unit is given to House Guests and Lessees. The Manager is not authorized to give out keys to any unit. Guests of Owners and Lessees must be registered in the Guest Register, which is located in the pool/patio area.

No Owner may lease his/her unit without prior approval from the Board of Directors. Leases to a Corporation, Business Group or Association are not permitted.

A unit may be leased only once during the period from November 1 through April 30 and only once during the period from May 1 to October 31. No lease shall be for less than 90 days, nor for more than one year. Subleasing or loaning of a unit by Lessees is prohibited. Information packets and forms for Owners renting their units are available at the Manager’s office.

Lessees may have House Guests for not more than fifteen (15) days out of any thirty (30) day period with a minimum of fifteen (15) days between visits.
