(a) The owners of each unit, while in residence, may keep one (1) small pet, of normal domesticated household type (such as a cat or dog) in the unit. No such pet may exceed thirty (30) pounds in weight. Cats and dogs shall be kept on a leash while outside the condominium unit.
(b) Dogs shall not be walked in the area between the parking area and the buildings, or the walkways between the pool and the multi- functional tennis and pickleball facility.
(c) Owers MUST clean up after their pet.
(d) No pets of any kind are permitted in the unit when the owner is not in residence. No reptiles, amphibians or livestock may be kept in the condominium.
(e) No pets are allowed unattended outside of a unit. This includes lanais, balconies and walkways. No pets are permitted in leased units.
(f) In the event that any pet kept on the premises shall constitute a nuisance in the opinion of the majority of the Board of Directors, then the owner, when so notified in writing, shall be required to immediately remove said pet from the premises.
What is the leasing / rental policy at Glenmoor Greens at Glen Eagle? expand_more
(a) No unit may be leased for a term of less than thirty (30) days nor more than four (4) times per year. A unit may be leased for no longer than six months. An owner intending to lease his unit shall give written notice of such intent at least twenty (20) business days before the starting date of the proposed lease, together with the an executed copy of the proposed lease and other information and fees as the Board may reasonably require.
(b) Guests or lessees must notify the Property Management Company representing the Association, before or immediately upon occupancy, of the names of all persons occupying the unit including the dates of their arrival and departure. Unit owners will be held responsible for all conduct of their guests or lessees, and shall be held responsible for the behavior of their children. Total number of lessees and guest shall not exceed 2 per bedroom.
(c) If a unit is owned by a corporation or other entity, the owner must designate one person as primary occupant to receive notices, voting authority and assume responsibility for compliance with these Rules and Regulations.
(d) Procedures.
Notice: An owner intending to lease his unit must give to the Property Management Company written notice of such intention at least twenty (20) business days before the proposed transaction, a completed application form, copy of the executed lease, and a one hundred (100) dollar nonrefundable lease application fee. Owner is responsible to inform renters of Rules and Regulations. A copy must be maintained in each unit.
Approval. After the required notice and all information or appearances requested have been provided, the Board of Directors shall approve or disapprove the proposed lease within twenty (20) days. If the Board neither approves nor disapproves within the time specified above, such failure to act shall be deemed the equivalent of approval, and on demand, the Board shall issue a written letter of approval to lessee. The time for approval may be accelerated if the owner(s) requests it, and if reasonably possible. Any extraordinary expense incurred in obtaining such accelerated approval shall be paid by the owner(s)
Disapproval. A proposed lease shall be disapproved only if a majority of the whole Board so votes, and in such case, the lease shall not be made. The basis for disapproval will be noted.
There shall be a maximum number of two vehicles for each unit.
