A. With prior written Board approval, cats, birds and aquarium fish are generally permitted in units. Pet dogs, pet snakes, pet rabbits or any exotic pets are not permitted on Four Winds Property at any time (ATTACHMENT, Form 8).

B. Approved animals must be leashed or carried at all times when outside of units.

C. If Board approved animals become nuisances to residents approval may be with drawn and the animals required to be removed from Four Winds.

D. In accordance with applicable law the feeding of wild animals, including feral cats on Four Winds property is prohibited.

Lessee applicants submit completed lessee application forms to GVPM. First time lessee applicants submit a non-refundable processing fee of one hundred dollars ($100). Application fees are not required for returning lessees. Lease applications are reviewed and must be approved by the Board prior to the commencement of lease terms. GVPM provides lessee applicants with copies of this RR&OUI document. There are three lessee application forms, one for first time annual lessees, one for first time short-term lessees (less than a year) and one for returning lessees (ATTACHMENT, Forms 4, 5, & 6). The maximum lease term is one year, minimum lease term is 30 days and no unit may be leased more than two (2) times in a calendar year. Background checks are conducted for first time annual lessees and other regular occupants who must be age 21 years or above. Lessee applicants complete a form (ATTACHMENT, Form 2) that includes a statement that they agree to abide by the rules set forth in the Four Winds DOC, Articles, Bylaws, and RR&OUI documents. As stated in Declaration Section 14.6, “To prevent overtaxing of the facilities, a Unit Owner whose Unit is Leased may not use the recreation or parking facilities during the Lease term, except as the Guest of another Unit Owner.”
