Collier County Domestic Animal Services Ordinance Number applies to Pets in our community:

• Pets must be confined to the owner's property or walked on a leash.

• Pets may not run at large.

• Pets may not chase, run after, or jump at vehicles or bicycles using the right-of-way, and may not snap, growl, snarl, jump upon, or threaten persons using the right-of-way.

• Pet feces must be immediately removed and properly disposed of.

• Pets may not create a sanitary nuisance on public or private property.

• Pets may not make noise, which is offensive and of such a continuous duration of time that it creates a nuisance.

Residents who intend to lease their property, personally, or through a rental agency must fill out the necessary paperwork and provide copies to the Community Association Manager (CAM). Completed paperwork must include tenant access form(s), copy of lease agreement, and lease application fee. The lease must be approved by the Community Association Manager (CAM) at least fourteen (14) days prior to the execution of the lease.

A homeowner may lease their home according to each neighborhood supplement and in conjunction with Community Standards, Article X (Use Restrictions), Section 7. Please review both important documents if you are considering leasing your home. The Community Association Manager (CAM) may adjust the processing fee from time to time without amending Use Restrictions. The HOA shall also have the right to adopt additional rules and regulations governing the leasing of residential units. The Association’s Rental Form & Gate Access form will be located on the Esplanade at Hacienda Lakes’ website.

• No portion of the home (other than an entire home) may be rented.

• All leases must be in writing and shall have a term of no less than thirty (30) days.

• No Owner may lease his or her home more than four (4) times in any 12-month period, even if a tenant defaults on a lease or abandons the home before expiration of the lease term.

• No lease shall provide for an early lease termination which would reduce a lease term to a period of less than said thirty (30) days, except in the event of a default by the tenant.

Throughout the term of the lease, the homeowner’s access to the amenities is transferred to the tenant. It is the owner’s responsibility to provide tenant access to the home and community. The tenant’s access to the community and amenities will be provided for the period designated on the signed rental form. Upon expiration of that term, access will be denied. FOBs or Access controls can be purchased at $10.00 per each unit. Only two (2) each for the period of the lease. If you intend to renew a lease, do so in accordance with the Use Restrictions which require an updated, fully executed Tenant Information and Property Access Form submitted to the Community Association Manager (CAM).
