1. Unit owners shall be permitted to keep no more than two (2) small dogs, cats or birds in cages, only if such animal(s) does not disturb or annoy other unit owners.

2. Pets must weigh less than 25 pounds.

3. Unit owners keeping such pets shall abide by municipal sanitary regulations and shall be responsible for any inconvenience or damage caused by such animals.

4. Pet owners are to clean up any waste made by their pet according to Collier County ordinance.

5. All pets shall be kept on leashes when not confined to the owner’s unit. All pets are to be walked on the fence side of Woodshire Lane.

6. Pets are not allowed to be kept on the lanai or in the courtyard during the owner’s absence.

7. No pets of any kind are permitted in the swimming pool, spa and deck areas.

8. Lessees are not permitted to bring pets onto the premises. Guests of owners and guests of lessees are not permitted to bring pets onto the premises.

9. If, in the judgment of the Board of Directors, it is determined that a pet is causing excessive disturbance and annoyance to other occupants, the owner will be directed to dispose of the pet. If the owner fails to remove the pet from the property, the Board of Directors shall be entitled to take such action as may be necessary to secure the removal of said pet from the property, including but not limited to, securing an injunction requiring removal of said pet. The owner of said pet shall in such cases be responsible for court costs and attorney’s fees and such other expenses as may be incurred by the Association in order to enforce those provisions concerning pets.

The facilities of the Condominium are for the exclusive use of unit owners, families and guests of the Association, and for lessees and their guests. No guest or relative of a unit owner or lessee may use the facilities unless in actual residence or with the permission of a unit owner or lessee.

In the interests of maintaining a “residential community”, owners are urged to advise their lessees to read, understand and observe all Rules and Regulations. Violations of rules by lessees could result in future application for lease to be refused by the Board of Directors.

A minimum lease period of one (1) month applied to all leases of units. No unit may be leased more than three (3) times per year. All leases must be in written form and must specifically be approved in advance by the Board of Directors, which approval may not be unreasonably denied. Owners must follow all requirements applicable to leasing as set forth in the Documents and the Rules & Regulations. Failure to secure approval in advance may result in cancellation of such lease at the discretion of the Board of Directors. The management company provides the formal leasing form.

1. An application fee is required for all lessee agreements. The amount of the fee shall not exceed that as stated in Florida State Statutes and our documents.

2. Each unit occupied by a lessee shall have no more than two persons per bedroom, plus two additional persons, including children, may occupy the unit at any one time.

3. Lessees are not allowed to sub-lease, in whole or any part of the unit.

4. Annual lessees must re-submit a new application to lease, no less than 45 days prior to the end of their current lease.

5. Lessees and guests of owners/lessees are not permitted to bring pets onto the premises.

6. The garage and assigned parking place is included as part of the leasing of the unit. The lessee shall use the garage and/or assigned parking space as their primary parking space.
