No more than two (2) commonly accepted household pets such as dogs, cats, fish or birds may be kept by any Owner. No dog may be more than 23 inches in height measured at the shoulder. Tenants may be permitted to have pets as above if approved by the Board. All birds shall be contained within the air conditioned portions of the Owner's Home and cannot be out on lanais or courtyards. Barking dogs on a lanai, courtyard or other exterior portion of the Owner's Lot must be taken inside. To ensure the quiet enjoyment of all Lots, no birds may be placed in a Home in any area where they can be heard from outside the Home. Any pet or animal taken off the Owner's Lot must be on a leash or be carried. No cat may be permitted to roam freely off the Owner's Lot. No pet or animal shall cause an annoyance or nuisance to any other Owner. It shall be the Owner's obligation to dispose of waste material from pets. The Board of Directors of the Association shall have the right to order the removal of any pet which, in the Board's sole discretion, is considered a nuisance, and the same shall be done without compensation to the Owner. In such event, the Association shall notify the Owner in writing, at least fourteen (14) days prior to the date of the next Board meeting, of the nature of the alleged infraction or violations. Included in the notice shall be the date and time of the next Board meeting at which time the Owner shall have the right to be heard and to present reasons why removal of the pet is not warranted. A pet not on a leash shall be deemed a nuisance. Failure to clean the waste material from a pet shall be deemed a nuisance. Any pet, which in the opinion of the Association, creates an unreasonable annoyance to other Owners shall be deemed a nuisance.

An Owner may lease his Home up to twelve (12) times per year with a minimum lease term of two (2) weeks. The lease must be in writing and a fully executed copy must be provided to the Board not less than ten (10) business days prior to the beginning of the lease term for approval. The lease must be submitted with anan application in a form prescribed by the Board with such information about the prospective Tenant(s) as the Board may reasonably require. In addition, the Board may charge fee for its review and processing of the lease application. All of the applicable provisions of the Governing Documents and the Rules and Regulations of the Association shall be enforceable against any person occupying a Home. The Owner shall be liable for all losses and any violation of the Governing Documents committed by such Owner's Tenant, including, but not limited to, any loss or violation with regard to pets, without prejudice to such Owner's right to collect any sums paid from the Tenant. The Board has the right to make additional rental policies from time to time, including, but not limited, adding restrictions and conditions upon leasing.
