Two dogs, two cats [note: the intent of this restriction is to allow no more than two dogs and/or cats, in any combination thereof, to reside in the Unit (e.g. two dogs; two cats; one dog and one cat)] and no more than 2 birds, tropical fish and other customary nonexotic ( exotic and exotic hybrid pets such as ferrets, snake wolf/dog mixes, etc. are prohibited) quiet and inoffensive household pets not being kept or raised for commercial purposes shall be permitted upon the following conditions:

• On the Common Elements and pets shall be under hand-held leash or carried at all times.

• Messes made by pets must be removed by Owners or handlers immediately.

• Pets that are vicious, noisy or otherwise unpleasant will not be permitted the Condominium. In the event that a pet has become a nuisance or unreasonably disturbing in the opinion of the Board of Directors, written notice shall be given to the Owner or other person responsible for the pet and the pet must be removed from the Condominium property within four (4) days.

• Guests and Tenants are not permitted to have pets.

• The Board of Directors has the authority and discretion to make exceptions to the limitations in this regulation in individual cases and to impose conditions concerning its exceptions.

All leases must be in writing. Should a Unit Owner wish to lease his Unit, he shall furnish the Association with a copy of the proposed lease, the name of the proposed Lessee, the names of all proposed Residents, and such other information as the Association may reasonably require. Any person occupying the Unit as a Resident after initial approval shall be subject to a separate application and approval process. The Association shall have thirty (30) days from the receipt of notice and all required information within which to approve or disapprove of the proposed lease or proposed Lessees or Resident. The Association shall give the Unit Owner written notice of its decision within said period. No individual rooms may be rented and no transient tenants may be accommodated, including, without limitation, offering the Unit for use akin to a hostel, hotel, “bed and breakfast,” vacation rental, or “Airbnblike” arrangements. “Rent-sharing” and subleasing are prohibited. All leases shall be for a minimum period of thirty (30) continuous days and no Unit may be leased more than four (4) times per calendar year. Leases may be extended or renewed, subject to Board approval. No Unit Owner, nor anyone on their behalf, shall publish or cause to be published any advertisement of any type in any form of media, including but not limited to television, radio, internet website, newspaper, magazine, or trade publication, that indicates that a Unit may be leased for anything less than the minimum period of thirty (30) continuous days and no Unit may be leased more than four (4) times per calendar year.
