• No animals of any kind may be kept in any unit or allowed on Condominium Property, unless required by law.

• Exceptions are two household domesticated dogs or cats, or one of each, which each do not exceed 35 pounds in weight and has been approved in advance in writing by the Board.

• The Board may require submission of proof of proper licensure and vaccinations and such other information as it deems relevant.

• No guests, lessee or invitee shall bring any pets whatsoever upon the Condominium Property.

• Family members of the Owner within the first degree of blood, adoption or marriage may bring pets on the Condominium Property for up to one (1) week each calendar year.

• Animals shall never be allowed to run freely upon any of the Condominium Property except within a Unit and when outside of a Unit shall be leashed and in the company of an individual willing and able to fully control it.

• All solid animal waste must be immediately removed from the Common Elements and disposed of in a waste container.

• Any owner maintaining an animal upon the Condominium Property, or whose guest, lessees or invitees bring any animal upon the Condominium Property, shall be fully responsible for, and shall bear the expense of, any damage to persons or property resulting therefrom.

• Pet pit bulls or pit bull mixed breeds are prohibited. A pit bull is any dog that has the appearance and characteristics commonly associated with a pit bull as determined in the sole discretion of the Board and without regard to any opinion of a veterinarian.

• The Board may order any animal that it deems a nuisance or a threat to the health, safety or welfare of the residents removed from the Condominium Property

• All provisions herein and below regarding leases apply to all forms and manner of occupancy of a Unit for which the Unit Owner receives or will receive, directly or indirectly, any form of consideration or the occupant has paid or has had paid on their behalf any form of consideration to anyone including but not limited to occupancy pursuant to a license, transient occupancy agreement, barter or home exchange.

• No Unit may be advertised or offered for lease or occupancy for a lease or occupancy term of less than sixty (60) continuous days.

• For units purchased after October 25, 2022, units may not be leased until after the second anniversary of ownership. - Entire units, but not less than entire units may be leased no more frequently than twice within a calendar year.

• The term of the lease shall be for a minimum or 60 continuous days and further provided that occupancy is only by the lessee and his or her family and guests.

• A Unit may not be leased until at least sixty (60) days have elapsed since the first day of the previous lease.

• A lease may not be for a period of more than one (1) year, and no option for the lessee to extend or renew the lease for any additional period shall be permitted. However, the Board, in its discretion, may approve the same lease from year to year if there is no change in occupants or other lease components except the lease rate.

• Any lease, except to another Unit owner, shall require approval by the Board of Directors of the Association.

• Subleasing or assignment of lease rights by the lessee is prohibited.

• The Application for Lease Approval should be completed through the online portal of the Property Manager and must include all required attachments therein specified, along with the fee payment, no less than 15 days prior to the desired occupancy date.
