Unit owner may lease his'her Unit only after said Unit owner has owned his/her Unit for a period of one (1) year or more. All prospective tenants (and family who will occupy the Unit) must be approved by the Board of Directors. All leases shall be on a form approved by the Board of Directors and shall contain a provision requiring the tenant to agree to be bound by the terms and conditions of the declaration of condominium in which the rented Unit is located and the By-l.aws and House Rules of the Association. Units may only be leased for a minimum of sixty (60) days and a maximum of two (2) times a year. No lease may be for a period longer than nine (9) months. Tenants shall not allow usage of the Unit by friends, family (other than previously approved by the Board of Directors) or guests when the tenant is not in residence in the Unit. In the event a tenant violates any of the provisions of the declaration of condominium in which the rented Unit is located or the By-Laws or House Rules of the Association.. and the Unit owner fails to enforce compliance by the tenant, the Association shall have the right (but not the obligation) to enforce the lease at the expense of the owner of the Unit.
