All pets must be carried or put in an appropriate pet carrier for transport while inside the building.

Board approval is required to lease units and subject to the following:
Terms and conditions:
a. The lease term may not exceed one (1) year.
b. The lease may not be fewer than ninety (90) consecutive days. 1
c. House swapping: A house swap, barter, or other similar arrangement that involves the use of an owner's unit for a valuable consideration in lieu of rent shall be considered a lease for the purposes of these Rules and Regulations.
d. Owners and occupants in such arrangements shall be subject to all the requirements and obligations as in a conventional lease, including the approval procedures set out in Section III 2.
e. During the "lease" period the owner(s) of the unit may not use the unit, the common areas or amenities of the property.
f. No unit may be leased more than two (2) times per calendar year.
g. No rooms may be rented, and no transient tenants may be accommodated.
h. Subleases are prohibited.
Lease Application and Procedures
a. A unit owner intending to lease his/her unit must request a lease application form from the BSP Management Company and return it at least twenty (20) days or sooner prior to the proposed transaction together with the name and address of the lessee and such other information as the Board may reasonably require. Failure to provide the proper written notice will constitute disapproval of the lease without further notice. The Board reserves the right to interview in person prospective lessees pursuant to the Bylaws. Written notice must include the following:
(1) A security deposit check for One Thousand Dollars ($1,000) payable to Bay Shore Place at Park Shore Condominium Association, Inc. to cover damage to common elements by the lessee or their guests. This deposit will be processed for a refund by BSP Management within thirty (30) days after the termination of the lease when it ascertained there is no damage to the Association common property.
(2) A One Hundred ($100) non-refundable application and processing fee payable to Bay Shore Place at Park Shore Condominium Association.
(3) A fully completed application.
(4) Copy of the lease agreement.
(5) Two personal letters of reference (waived for prior lessees).
b. Leasing agents must accompany lessees when checking into BSP at the beginning
term of their lease. The agent is responsible to ensure that the lessees have the unit keys, have been assigned the proper parking space, have a garage opener are shown the location of the amenities and know the security procedures of the building. They must also be given a copy of the BSP Rules and Regulations and instructed to read them for their own safety and security.c. A signed lease must be on file in the BSP office before the lessee occupies the leased unit. In addition, the lessor must agree in the lease or lease application to hold BSP, its directors, and employees harmless from all claims, suits, and liabilities of any kind arising out of any approved lease. Renewal of a lease is subject to the same approval procedure as an original lease.
Adherence to Rules and Regulations by Lessees
a. All Rules and Regulations are applicable to lessees, guests and others residing in any unit.
b. In the interest of maintaining a "Residential Community," the owners are required to advise their lessees and guests to read and observe all BSP Rules and Regulations.
c. A copy of this document must be available in plain view (i.e. entryway table, kitchen counter etc.) for the lessees.
d. Violations of rules by lessees may cause future applications for lease of that unit or any other unit in the building to be refused by the Board of Directors.
e. Lessees and guest are not permitted to have pets of any kind.
