Unit owners shall be permitted to keep up to two dogs or cats. If a dog weighs over 40 pounds, only one dog is permitted. In addition, other customary non-exotic, quiet, and inoffensive household animals typically kept as pets, including small birds, such as canaries or parakeets, and small tropical fish may be kept. Snakes of any variety or size are prohibited. The following conditions apply to all animals:

• Animals that are vicious, noisy, or otherwise unpleasant are not permitted in the condominium

• No animals are allowed in the social room, theater room, fitness center, public bathrooms, pool pavilion and grill areas, pool and spa areas, or in the guest suites. Small animals may be carried through the lobby. Elsewhere on the common areas, at all times, animals shall be under handheld leash or carried.

• Animals will only have access to their units via the service elevators.

• Owners may not leave animals unattended on screened lanais where their noise may bother others.

• Animal waste deposited on common elements shall be removed by owners or handlers immediately.

• Guests and tenants are not permitted to bring animals onto the Association property.

• No animal may be kept or raised for commercial purposes.

• All animal owners are required to register their animal(s) with the Association. Owners must complete a Pet/Animal Registration Form and provide all required samples, photos, etc.

• Animal owners are required to maintain and renew all licenses, registrations, and inoculations, as required by Collier County.

• Pet litter is not to be thrown down the trash chute. Put it in a sturdy plastic bag, tie it, and place it outside the trash room on the garage level.

Residences may be rented for periods of not less than 90 days, up to two times a year. Owners who purchased their units on or before February 12, 2019 are grandfathered and may rent for periods of not less than 30 days, up to three times per year.

An owner may lease only an entire unit. No room rental or sub-leasing or assignment of lease rights by the lessee or unit owner is allowed.

Information about renting is available at the front desk. Owners and potential lessees must complete a rental application and go through the approval process.

Owners must supply lessees with a copy of the Aversana Rules & Regulations.

Owners are encouraged to have language in their leases that disallow tenants from smoking anywhere in the unit
