1. Pets are limited to (2) household pets in a unit, limited to domestic dogs not to exceed (30) pounds each, or domestic cats, or caged birds, or (1) fish tank not to exceed (55) gallons. Pets are not to be kept, bred, or maintained for any commercial purpose.

2. Pets must have all updated shots and vaccines and you must be able to provide to your management company the proper documentation, if requested. Any designation of a pet as a “service animal” must be supported by evidence of disability and valid credentials that the animal has had the appropriate training and certification as such.

3. Violations to Rules and Regulations provisions for pets shall entitle the Association to all its rights and remedies, including, but not limited to, the right to fine Unit Owner and/or require any pet to be permanently removed from the Condominium Property when pets become a nuisance or danger to neighbors.

4. Unit Owners MUST PICK UP ANIMAL WASTE immediately and dispose of it appropriately. Pet waste is not to be stored outside of the unit. Pets are prohibited from using walkways, balconies, back of lanais or courtyards as waste stations.

5. Pets, including cats, must be kept on a controlled leash or appropriate container when outside the unit. Pets are not allowed on the pool deck or in the pool.

6. No reptiles or wildlife shall be kept on the Common Property or within a unit. Pets may not be kept in a Limited Common Element.

7. Renters are not permitted to have pets. Pets of guests are allowed if the Unit Owner is in residence.

• No person under the age of (18) shall occupy a unit unless a responsible adult is in residence.

• Unit Owners who have guests occupy their unit when they are not in residence, must notify the management company and assure there is a copy of the current Rules & Regulations in a prominent location within the unit. Guests are required to sign an affidavit that attests that they have not paid any compensation to the Unit Owner and that they will abide by the Rules & Regulations.

• Unit Owners that lease their unit must submit the lease application (30) days in advance of the lease for approval by the management company of that condo association.

• Unit Owners’ rental agreements are to be for a term of not less than (30) days and with a maximum of (3) times per year. The calendar year in which a lease occurs shall be determined by the first day of occupancy pursuant to the lease.
