Common Problems in a Naples, FL Home Inspection Report

As a REALTOR® here in Naples, Florida, I attend my fair share of home inspections. A home inspection will turn up issues that most sellers do not even know they have. These issues could turn into major problems down the road so I always encourage my buyers to get a detailed home inspection from one of our trusted vendors.

Most home inspectors charge through an a la carte menu. Every buyer will get the general inspection that covers the visible defects in the home and then a mold/air quality test can be added, as can a radon test.

It is important to note that you should not be afraid of a home inspection report. The fact of the matter is that even brand new construction will have defects! It then becomes my job to help you navigate through the remediation.

Below are some of the most common issues that we see in a Naples, FL home inspection. Having a skilled REALTOR® like myself or members of my team, can save you so much money in the end. We’re able to negotiate repairs or monetary credits for defective items, sometimes even on an As Is contract!

Have a look at the most common issues and contact me if you have any questions.

1. Polybutylene Plumbing Woes

Common in homes built between the 1970s and 1990s, polybutylene plumbing may manifest premature deterioration and leaks, posing potential water damage and insurance hurdles.

2. Air Conditioner Woes in the Sunshine State

Our intense summers stress air conditioning systems. Inspections often reveal aging units struggling to cool adequately due to poor maintenance or underlying issues, impacting indoor comfort.

3. Mold: Managing Humidity Challenges

Florida’s humidity fosters mold growth. Hidden spots with inadequate ventilation often harbor mold, necessitating remediation for a healthier living environment.

4. Radon Risks

Less discussed but critical, radon—a colorless, odorless gas—can infiltrate homes, potentially causing health issues. Florida inspections may include tests to detect and address radon levels.

5. Roofing Woes

Leaks and Roof Troubles:

Stormy seasons reveal vulnerabilities like damaged shingles, inadequate flashing, or leaks, signaling the need for immediate roof repairs or replacements.
Broken Roof Tiles: Damaged tiles compromise the roof’s integrity, leading to leaks and requiring immediate repairs.

6. Electrical Concerns: Outdated Wiring & Code Violations

Outdated wiring and code violations pose safety risks. Inspections uncover non-compliant electrical systems requiring immediate attention for a secure living environment.

7. Structural & Wood-Related Issues

Rotting Wood, Especially at Fascia Board:

Moisture-prone areas like facia boards often exhibit rot, demanding repairs to maintain structural integrity.

Wood Destroying Organisms:

Termites and other pests can cause significant damage. Inspections uncover infestations requiring professional treatment.

8. Septic Drain Field and Structural Problems

Septic Drain Field Issues: Inspections reveal drain field concerns affecting the septic system’s functionality, necessitating repairs or replacements.
Structural Problems: Foundation cracks or settling issues impact stability, requiring structural evaluations.

What Happens After the Inspection?

Once your inspector has finished looking through the home, the home inspector will email the report to the buyer’s agent and buyer. From there, the buyer’s agent reviews the report and prepares a list of items needing repair or a monetary credit. Later, the buyer’s agent will negotiate with the seller’s agent to reach a resolution on the issues.
