I remember back when I moved to Southwest Florida in 1997. One of the changes I really loved was that special feeling of being here. It really is a feeling that you get the second you walk out of the airport in Fort Myers. You could smell the salt air, see the palm trees lining streets, and feel the warmth of the air. That’s such a special feeling and this condo gives me just that. As you drive down Sandpiper Street, you’ll see the beautiful landscaping and palm trees lining the streets. There are boats floating just feet from the road in the many inlets and canals. In fact, there was a man drinking his cup of coffee on a dock just staring at the water when I drove past last time. That man is living life.
Being in the condo and knowing I’m just a few minutes from downtown 5th and 3rd, knowing that the white sandy beaches of the Gulf of Mexico are so close nearby, and knowing that so many top-notch restaurants are there in the area is pretty awesome.

This condo has been fully updated and upgraded and is absolutely ready to move right in. There is luxury vinyl plank flooring throughout and it’s gorgeous. There are so many things to mention but here are my favorite features of this new listing.
The Unique Floor Plan of Royal Bay Villas Condos
So many condos in Naples have that same style where you walk in, have the kitchen to your side, a long and narrow family room and the two bedrooms off to the other side. Well, not this one! One of my favorite things about this Royal Bay Villa unit is the unique layout. When you walk into the home, you’re standing in a large and open room where the family room is to your right, the kitchen and dining room are straight ahead and the balcony is to your left with two large sliders leading out. There’s a hallway off of the family room that leads you past the in-unit washer and dryer to the two bedrooms and baths.
The Upgraded Kitchen and Dining Area
The kitchen features all stainless steel appliances, granite counters and wooden cabinetry including a large pantry cabinet. There is lighting above the crown molding for a really nice look and ample light to cook. One thing to note as well is that the granite hangs over the edge of the counters to create optional breakfast bar seating.
Just off of the kitchen is the dining room. It has plenty of room for a great table and chairs but the real beauty is the ability to sit in front of a great view through the sliding doors.
Large Bedrooms and Stunning Bathrooms
The bedrooms are both very spacious and can accommodate a king sized bed. My favorite part though are the two bathrooms. The showers are both tiled from floor to ceiling with glass enclosures. They’re truly fantastic. Both bathrooms also have upgraded vanities and mirrors.
The Expansive Screened Balcony
The south-facing screened balcony is so wide and has hurricane shutters for protection. I love that there’s room for various types of furniture–perhaps have a couple of chairs to relax with a drink or a dining set to enjoy your meals in the fresh Florida air.
Small Details that Make a Big Difference
Washer & Dryer
Many condos in Naples do not come with a washer and dryer and many have a shared laundry room. This unit has its own in-unit washer/dryer combo.
Storage Room
Now this is one amazing feature. There is a large storage room outside of the unit. Need a place for your bikes? Pickleball equipment? Fishing poles? You got it!
